Introduction

The land fronts Granby Lane, which is the road from the A52 trunk road to Granby Village. After leaving the A52 the land is immediately beyond the small hump back bridge which crosses the river Smite some half a mile south of the main road. It is edged red for identification purposes on the plan on the front of these particulars.

Description

A most attractive block of agricultural land suitable for equestrian and other uses (subject to planning consent being obtained) with excellent frontage to the river Smite and two small areas of woodland. There are two accesses from the Granby Lane and a further two from the track (which passes Vicars Croft Farm) on the south eastern boundary of the land. The land is sold with the right of way along this track but the track is not included in the sale. Services

Mains water can be obtained by connecting to the main supply in Granby Lane, subject to Severn Trent Water’s approval.

Wayleaves, Easements & Rights of Way

The property is sold subject to, and with the benefit of, all existing Easements, Wayleaves and Rights of Way, whether public or private and whether or not specifically mentioned in these Particulars of Sale.

Sporting & Mineral Rights

All rights to the extent that they are owned, are included in the sale.

Quotas & Entitlements

There are no agricultural quotas or Entitlements included in the sale. Entitlements held under the Single Farm Payment regime may however be available to buy at additional cost should the purchaser(s) so require.

Planning

The current use of the land is agricultural. Parties interested in other uses such as equestrian should make their own enquiries of the local planning authority. Should the purchaser(s) so require the vendors would be pleased to continue to farm the land on their behalf by arrangement.

Tenant Right

Unless otherwise agreed, the vendors propose to drill a crop of wheat in the land for the 2006/2007 harvest. They are however prepared to grass the land down should the purchaser(s) so require. The cost of establishing the crop or crops will be borne by the purchaser(s) at a price to be calculated by the Vendor’s agents whose decision will be final.

Plans

The plan used in these particulars has been reproduced using Ordnance Survey information, but is subject to confirmation by the Vendors Solicitors. It has been reproduced for identification purposes only.

Method of Sale

The land is for sale by private treaty as a whole but may be split into smaller parcels at the Vendor’s sole discretion. The individual purchaser(s) will then be responsible for provision and maintenance of internal boundaries at a specification to be determined by the Vendors.

Tenure

The land is freehold and vacant possession will be given upon completion.
